TIME SUMMARY, AFTER FINDING YOUR PERFECT LOT AND RESERVING IT:
o 2-7 days Client Construction Financing Loan Approval. o 30 days Client contacts Builder to complete detail sheet. o 2-4 weeks Client to meet with designer to draft plans. o 2 weeks Client to submit blueprints & forms to Builder. o 2 weeks Builder returns bid & plan specifications to client. o 1-2 days Client submits blueprints & all forms to Bank. o 30-45 days Bank processes info & prepares loan docs. o 10-14 days Builder applies for permit. o 4-6 months Builder constructs home. o MOVE IN DAY IS HERE!
ALL YOUR CUSTOM TOUCHES ARE POSSIBLE IN YOUR BUDGET WITH GRAFF CONSTRUCTION
- Find a home site that you love! (If you don’t already have your own land)
- $500 Lot Reservation - a non-binding contract.
- Meet with a Lender that has experience in Custom Construction Financing: (approval approx 2-7 days, depending upon client participating & credit)
- Meet with the builder within 30 days of the Reservation & start completing a features detail sheet.
- Set up a time to meet with designer to draft plans. (If you don’t already have your own blueprints which typically takes 2-4 weeks to generate.
- Meet with Graff to submit blueprints and detail forms. Graff will then bid out plans & specifications. (Takes approximately 2 weeks after meeting)
- Submit blueprints, site plans, specification sheet, cost breakdown sheet and owner/builder contact to bank.
Approximately 30-45 days after submission, the bank will: o Process o Order Appraisal o Prepare Final Loan Documents.
- Builder Obtains Permits. (10-14 days)
- Builder to begin excavation and home construction. (Approximately 4-6 months, subject to weather permitting)
